Terms & Fees

Our fees - let's keep it simple

We believe transparency creates trust so, unusually for an Estate Agent, we publish our fees. Our Sole Agency fee is 1.5% of the selling price which is only chargeable on the successful sale of your property.


For this we include all the services you would expect from a quality Estate Agency in addition to bespoke marketing services to suit your particular circumstances.


We are able to offer enhanced services such as home-staging, professionally produced videos or virtual tours which we will discuss with you during an initial consultation.

Business Terms & Legal
Our business terms are available on request, and comply with The Property Ombudsman’s Codes of Practice.  We usually provide services on a Sole Agency basis but may also consider Joint or Multiple Agency arrangements - please feel free to discuss this with us.


We do not tie you into a Sole Selling Rights basis as we think are restrictive for clients. If you’d like this explained then please ask – we’re always happy to clarify.

Search & Secure - buyer representation

We also believe that a buyer should have a professional third party agent negotiating on their behalf, in the same way that a seller does, and for existing clients we're able to offer a buyer representation service.


Search & Secure allows us to understand your search criteria and then identify homes, both on and off market, which which we believe may meet your needs. 


Once a short list is agreed we will organise viewings on your behalf, including any follow up visits, while requesting key information from the estate agency selling the homes which you're interested in, all the way through to negotiating a purchase price on your behalf to deliver the best possible outcome.


Our fee is based on the successful purchase completion, meaning we will work with you to navigate the legal process, and is 15% of any saving achieved based on the original asking price.


We offer two options to Landlord Clients:-


- A Tenant Find Service for those who prefer, and are able, to be hands-on and just need help to find a suitable Tenant for their property.  We charge a flat fee for this service, which is equivalent to one month's rent, and is only chargeable on the successful Letting of your property. 

- A Fully Managed Service for Landlords with family homes in Berkshire, who perhaps have limited time or do not live in the area.  Because we're confident you'll stay with us for a long time, we keep our Set Up Fee low (£250) and all tenancy administration is covered within the Ongoing Management Fee, which is 15% of the monthly rent collected. Apart from helping cash flow, you can also be sure we’re as motivated as you to find good, long-running and decent tenants.


A full breakdown of the tasks completed for each Lettings service will be provided prior to the property being marketed. 

All Sales and Lettings fees quoted are subject to vat.


As you’d expect, an initial market consultation with one of our Co-Founders is free of charge and can be arranged at a time which is convenient to you.

Quarters Residential is regulated by the Royal Institute of Chartered Surveyors and is registered with the RICS Client Money Protection Scheme (CMPS).  All Security Deposits are registered with and held by, the Custodial Scheme of the Deposit Protection Service.
