Secluded part of Wokingham - peaceful location, yet conveniently close to the town.

Well-presented and beautifully kept, this large four bedroom home is set towards the end of a quiet cul-de-sac. With Cantley Park nearby, and an easy walk to Waitrose and the town, this is an ideal location for families of all ages.

This home has an easy flow, with a spacious hallway leading to the study, living room, cloakroom and open kitchen / conservatory. The dining room has a lovely view of the garden, and the living room has a fireplace with real fire (not tested).

Upstairs has an impressive landing, with space for a sofa or study corner. With plenty of sunlight from the south-facing Juliet balcony, this is a lovely place to sit with a good book or morning coffee.

The Master Bedroom has a modern en-suite with large shower enclosure, views across the garden, and a large built-in wardrobe.

The three further bedrooms are all of sensible sizes, including two generous double bedrooms with fitted wardrobes and useful eaves storage. Bedroom four is a small double room with built-in wardrobe and plenty of space for free-standing bedroom furniture. The family bathroom has smart white sanitary-ware which includes a shower and glass screen with the bath tub.

For anyone wanting to create more living space, the attic is well worth a look at. Subject to planning consents and building regulations, this lends itself to a straightforward attic conversion - potentially a fifth bedroom with en-suite & dressing room, or perhaps a large games room.

Offering plenty of parking, integral garage and a car port, this home is set on a plot of 0.17 acres. The attractive garden has terraces by the conservatory and dining room doors, some lovely plants and shrubs, a timber shed, and wide access through the side gate.

    A Few Words from Quarters

"This home has had the same owners since it was first built (around 50 years ago) - always a sign of a 'forever home'. It's clear, too, that it's been cared-for and maintained over the years, with smart exterior, tasteful decor, and a mature & vibrant garden.

We particularly love the large windows throughout - this contemporary design was common in 1970s architecture, and the effect is rooms filled with natural daylight and more enjoyment of garden views. We understand the windows were replaced in around 2013, so fully-double glazed to modern standards. Also, as this home is in such a secluded spot, there's no issue with privacy or passers-by looking in.

There's an extra strip of land to the right of the driveway (screened by laurel hedging) - perfect for tucking away bins and recycling, but with potential to widen the driveway (although there is ample parking already).

The location is hard to beat - nearby Cantley Park is around 70 acres of greenery, including tennis courts, floodlit football & hockey pitches, and an interactive playground. There are lovely walks (and occasional deer sightings) and ancient oak trees to enjoy. There's a coffee shop by the sports facilities, a theatre, and The Cantley House Hotel (with superb dining at Miltons restaurant).

Wokingham is known for its excellent schools, and The Holt & St Crispins are both an easy walk away. The town centre, with its eateries, shops and gyms is a pleasant walk away and - of course - the train station and bus routes are conveniently close.

Barkhart Drive, with all this going for it, is a quiet retreat with no passing traffic.

Please get in touch with Nick or Teresa at Quarters Estate Agents, Wokingham, with any questions or to arrange a viewing. We're looking forward to showing you around!"
