Character cottage with the modern twist of a spacious & striking garden room - a light-filled space for family life, entertaining, and enjoying sunsets from the bifold doors...
Stanford Cottage is a charming Walter cottage, with a large & secluded garden, driveway parking, and rural views to the rear. Although the statement open living space is certainly a show-stopper, it doesn't over-shadow the unique and beautiful period features this home has retained.
The smart entrance is quirky and practical, with vintage floor tiles in the porch and a stained glass picture window. Stepping into a charming living room there's the warmth of its timber flooring, rustic beam-work, and a cosy fireplace with stove.
Step up to the kitchen and breakfast area to a timeless country kitchen with cream units, range cooker, and copper-effect worktop. Half-set into the garden room, this space creates some ideal open plan living - with kitchen clutter out of view, but easily accessible through its open hatch and glass-less 'window' (ideal for passing supplies though to the bar!)
The spacious garden room is quite sublime, with its large glass roof lanterns, tall picture windows, bifold doors, and a sunset-facing pergola. This room is bathed in natural light, and perfect for family dining, home office space or - best of all - entertaining (with its super brick-built drinks bar). There's a B&W ceiling speaker & subwoofer system; and the 5 metre bifold doors open fully into a wisteria-clad pergola which, with its westerly-facing aspect, creates a wonderful backdrop for a long & lazy summer evenings. For cooler days, there's luxurious under-floor heating throughout this space.
Upstairs has three characterful bedrooms, including charming features such as inset shelves, built-in storage, and a large closet with Suffolk latch in the master bedroom.
The family bathroom has a classic white suite (those children's motifs are removable!), and the master bedroom has a large and airy en-suite shower room,
On a practical level, there's a well-equipped utility room, downstairs loo, and a bespoke garden laundry room (with tiled roof, plumbing, sink and power).
There's a smart, paved driveway for parking, with electric vehicle charger installed. The large garden (which flares out to the side) is well stocked with flowering border plants, acer trees, a vegetable patch, and a chalet-style timber shed. The most stunning feature is the vibrant wisteria over the pergola - both a practical and beautiful addition to the wonderful garden room, where it's easy to capture the indoors-outdoors lifestyle.

A Few Words from Quarters
"If you love period homes, but equally love natural light, this is an intoxicating mix which could be hard to beat. We particularly love the immense feeling of space in the garden room - helped by the clean lines, ceiling lanterns, and extensive use of glass (especially with the bifold doors). We can imagine cooling down on summers' nights under the pergola, where the sun and the stress-levels come down together.
We know a well-loved home when we see one - and the finish and care of Stanford Cottage is clear to see, with its smart front door, well-maintained garden, and the little finishing touches throughout this lovely home.
We've been told by the current owners that they've recently invested in replacement roof tiling (but we always recommend buyers carry out their own checks). The investment in the garden room was a huge success as they've achieved versatile living space and a beautiful flow into the garden.
Ideally situated for the station, Reading, M4 and good local schools and amenities. There's no shortage of green spaces nearby, including Bearwood Lakes, Dinton Pastures, and Bearwood Recreation Ground.
