A uniquely spacious and elegant ground floor garden apartment - set within a gated entrance and Conservation Area. With south-facing sunny terraces, generous room-sizes, and a sensible layout, this is an ideal find for down-sizers who don't wish to compromise on specification or location.
Offering an Emperor-sized master bedroom with terrace onto the gardens, dressing area and en-suite bathroom, this suite has additional natural light from windows on the side of the apartment (the grounds to the side of the Master Bedroom are also in the demise of this apartment, so should enjoy full privacy).
The living room also enjoys an open terrace through French doors, with a south-facing position and well-tended grounds to enjoy. This room feels super-spacious - mainly because it just is (!), but also because it has high ceilings, additional windows from the side, and a beautiful set of partition doors to the second bedroom. With a simple glide of the bifold doors, these two rooms open up to a wonderful open space which enjoys the full light from the living room's southerly aspect.
When closed off, Bedroom Two has plenty of room for a double bed and furniture, but also has decent built-in wardrobes. This space is also ideal for a quiet study or a music or crafts room - the doors can be partially or fully opened too, so could be 'zoned' for changing uses.
The main bathroom is set into the striking design of curved walls, and features a large shower enclosure and housing for laundry appliances.
There's underground parking behind a secure grille, with internal lift access to the apartment. Gorton Oaks offers good parking for visitors and, situated on the desirable Murdoch Road, is a gentle stroll of around 6-8 minutes to the market town of Wokingham. Nearby, along Murdoch Road, is a peaceful park (Langborough Recreation Ground), and - for the adventurous - woodland walks can be found in Ludgrove and Gorrick Woods (with a footpath from Gipsy Lane). Wokingham train station is walkable in around 15-20 minutes.
Broadband Availability - Ultrafast download speeds up to 1000 Mbps and upload speeds up to 1000 Mbps.
Gas Central Heating - with hot underfloor pipework.
A Few Words from Quarters
"It's rare to find an apartment in such an idyllic location, and this one has a particularly lovely setting with its sunny garden setting and numerous windows (we had to count, having made that statement, and there are 12 in total, plus the two French doors!). Although it's a ground floor apartment, it has the feeling of a single level house as it's so light and airy. Tall ceilings, double doors to the lounge, and underfloor heating (so no radiators) add to the sense of space.
Gorton Oaks is a quiet community of nine apartments, with automated gates to the front and a good degree of security and privacy.
We particularly love the smart kitchen with its sensible design, Germanic appliances, and plenty of storage (including roller shutters to hide gadgets from view and 360 degree corner carousels). It's the perfect size for a family dining table and, from here, offers lovely views over the gardens.
On a practical note, there's plenty of good storage throughout the apartment (including some cavernous cupboards in the hallway), and there's also scope to store additional items in the garage space (and still have room for a car)
Please get in touch with Nick or Teresa at Quarters Estate Agents, Wokingham, for more information or to request a viewing - we're looking forward to showing you around"
