Now it’s time to sit back and relax and wait for completion date to come. But are you aware that around a quarter of sales fall through during what’s known as the ‘sales process’? So what can you do to try and ensure you don’t suffer the same fate? At Quarters Residential we’ve put together some top tips to ensure your sale completes.
Is your buyer the right one?
You’ve received an offer and it’s better than you expected, you know there are other people that may also place an offer, but as far as you’re concerned now it’s a done deal. But is this buyer the right one for you? Have you asked your estate agent questions about who they are, and what their situation is? Do they have something to sell? Are they in a long chain, or chain-free?
Their position can impact on how your sale and purchase move forward, so you want a buyer that fits in with your wishes for your move. That first buyer might not be the right one for you, so don’t rush a decision until you’ve taken into account all the facts.
Have you been honest?
We’ve all told a little white lie at one time or another, but when it comes to your home and neighbourhood it’s important that you’re completely honest. You are required to disclose boundaries and any issues with neighbours – your buyers could actually take legal action against you should you fail to declare relevant information.
It’s not only issues of this nature, it could be something small that appears on a survey that means your buyers decide to lower their offer. Even worse, they could decide to pull out altogether if they feel they cannot trust you and are worrying what else they may find.
Do you have the right people?
Taking a property from offer to completion is where you’ll see an estate agent earn their commission. This is why it’s essential that you do your research before deciding on an estate agent to sell your home. How will they push your sale forward, keep the chain together, and support you through this process to ensure you reach completion?
It’s not just your choice of estate agent that matters, but also everyone else involved in the sale and purchase of your home, from your mortgage broker, to your conveyancer and surveyor, each has an important part to play. Do not rush choosing a conveyancer; take recommendations from friends and family, and of course ourselves, but do your own research too. A good conveyancer is worth their weight in gold, so choose wisely – your sale could depend on it.
One of the main things that really makes buyers and sellers nervous is delays. Delays can be caused by the simplest thing, such as not returning a document quickly. Therefore you need to be on top of your sale – return calls, chase documents, act immediately. The more you do to prevent delays, the better it will be for the whole chain.
Many a chain has collapsed because delays have caused people to rethink their decision.
Start to meditate
We don’t jest. You need to find a way of getting through the frustrations that will sometimes arise during the weeks ahead. No matter if you’ve done everything you can to ensure your sale completes, you can’t control what happens in the rest of your chain.
They may not have chosen the right buyer, have failed to disclose something important, picked the wrong people, and have caused delays as a result. Their actions can impact on your purchase and sale, which can make it an emotional journey that you didn’t want or expect. Whether you go for a run, a hike in the countryside, take a yoga class or meditate, do what you can to alleviate the tension – the only alternative would be to walk away from the sale, and we know that’s the last thing you want to happen.
